II.1.5) Short description of the contract or purchase(s): Lune Valley Rural Housing Association have an annual turnover of approximately 280 000 GBP and are seeking a contractor who can provide day to day administration and maintenance services for their portfolio of 77 properties. The properties are situated in an area of North Lancashire to the border with North Yorkshire close to the River Lune from Silverdale in the west, eastwards to Gargrave. The contractor will be responsible for the provision of a cost effective day to day service to residents which will include the management and collection of rental income, housing allocations, tenancy enforcement and advice. Additionally, the contractor will also be responsible for the implementation of planned maintenance and investment works to meet the requirements of Decent Homes as well as cyclical (Gas Servicing and Painting), responsive and grounds maintenance. The contractor will be expected to demonstrate experience of property management within the social housing sector and provide evidence of high quality systems and customer service. II.2) QUANTITY OR SCOPE OF THE CONTRACT II.2.1) Total quantity or scope: Lune Valley Rural Housing Association are seeking a contractor who can provide day to administration and maintenance services for their portfolio of 77 properties. The properties are situated in an area of North Lancashire to the border with North Yorkshire close to the River Lune from Silverdale in the west, eastwards to Gargrave. The properties include a mixture of 2-3 bed houses, bungalows and flats built from 1989-1996. Typical budgets for annual planned/major repairs is in the region of 70 000 GBP, Responsive Maintenance 37 000 GBP and Cyclical Maintenance 10 000 GBP. Management Fees are approximately 60 000 GBP per annum. The contractor will be responsible for the provision of a cost effective day to day service to residents which will include the management and collection of rental income, housing allocations, tenancy enforcement and advice. Additionally, the contractor will also be responsible for the implementation of planned maintenance and investment works to meet the requirements of Decent Homes as well as cyclical (Gas Servicing and Painting), responsive and grounds maintenance.
